How It Works

The first step in a property search is defining exactly what kind of home you’re looking for — because in Paris, space is at a premium and homes tend to be much smaller than in many other places. 

I work with you to clarify questions such as:

  • How many bedrooms do you want (and need)?
  • Which neighborhood or arrondissement best suits your lifestyle and travel habits?

We’ll also look together at what apartment sizes typically offer in Paris — so you can get a feel for what’s realistic for your lifestyle and budget. Because in Paris, price and investment value are closely tied to the number of square meters, this step is as much about defining your comfort level as it is about planning your budget.

From there, I personally preview and evaluate properties that meet your goals, creating a refined shortlist for you to visit and consider. During these visits I assess:

  • The layout potential (does it flow well? Are rooms sized and arranged well? What could be changed to make the apartment correspond better to your needs and wants?)
  • The feasibility of renovation (what works are needed, and how much might that cost?)
  • Any red flags (structural issues, or future liabilities)
  • And — just as importantly — what each space could become, not just what it is today.

My approach is tailored and hands-on: I help you launch your Paris project on the right foot, ensuring that the property you choose genuinely fits your lifestyle aspirations. And because buying here involves more than just the purchase price, we factor in the full investment picture — purchase fees, tax, notarial fees, and other hidden costs. For older properties (ie. not new builds), for example, acquisition costs in France often fall within the 7%-8% range of the purchase price.

My service extends through the full property search, buying support and interior design journey: I assist with visiting and shortlisting properties, accompanying you on property visits, providing guidance on renovation budgets and investment projections, and following through with renovations, furnishing and final touches. Think of this as complete support with “hand-holding” throughout the process so you can move forward with confidence.
